• To confirm your reservations a deposit of one night's room rate may be paid by VISA , MASTERCARD or DISCOVER 
• Minimum two-night stay preferred on weekends,please call to inquire
• One Night stays are available for the coming weekend on Thursday after 5 pm. 
• Main House Check-in is from 3:00 to 6:00 p.m., or by pre-arranged appointment, but no arrivals later than 9pm.
• Cottage Check-in: Self check-in anytime after 3pm
• Check-out is at 11:00 a.m. Late check out is available for an additional charge. 
• SEASONAL ONLY - We waive our two-night  weekend minimum seasonally - that means you can stay in any of our beautiful Main House Suite for a single evening.  This reduced requirement applies to reservations to stay evenings: 
  January 1 - April 14; June 16 - September 14; November 15 - December 25

Cancellation/Change Date Policy:

To insure that your cancellation is received you must CALL and the following policies apply:
Cancellations cause significant adverse impact due to our small size.  If notice of Cancellation/Change date is provided 14 days prior to your scheduled arrival time, your deposit (minus a $50 service charge) will be refunded. No Shows will be charged the full amount of thier reservation.

Reservations and/or Cancellations/Change Date less than fourteen days prior to the arrival date are responsible for the entire balance due.
***"Special event" weekends including James Madison University Graduation ,Family Weekends And JMU Homecoming are upcharged and require Non Refundable payment in full at time of reservation. 

Rates:
Our rates are based on double occupancy.  We can accomodate up to three (3) people in The 1790 Suite (ages 13 and above ) and up to four (4) people ( two adults and two children or three (3) adults ) in The Bishop's Retreat.  Our extra person charge is $35/night regardless of age. 

Check-In:
COTTAGE GUESTS:  "Self Check In" has been arranged, meaning anytime after 3:00pm  YOU MAY GO DIRECTLY TO YOUR COTTAGE WHERE YOU WILL FIND THE DOOR UNLOCKED AND KEY ON THE INSIDE KNOB.  Each building has an exterior nameplate so YOU WILL NEED TO KNOW THE NAME OF THE COTTAGE YOU RESERVED. Please take time to read our WELCOME BOOKLET which provides important information relative to your stay including restaurant recommendations & directions, how to operate equipment, details about breakfast & housekeeping services available to you. 

MAIN HOUSE GUESTS:  Normal Check-In is between 3 & 6 pm daily.  We look forward to greeting you at the time specified when you made this reservation.  Should you require other arrangements, please CONTACT US IN ADVANCE and we will strive to meet your needs.  We are unable to accept arrivals later than 9:00 pm each evening.  You will find directions and parking instructions below.

Check-Out:
Check-out is at 11:00 am.. Late check out is available for an additional charge of $25/hour.

Inclement Weather Policy:
If weather prevents travel, we will charge your credit card for the balance due, but issue a Gift Certificate equal to the amount of your full stay, to be used at a future date, subject to availability.

Smoking Policy:
SMOKING IS RESTRICTED TO PORCHES AND GROUNDS - A $250 charge will be imposed for in-room smoking.We  respect the sensitivities & allergies that may effect the next guest & must disinfect the premises following a violator's occupancy.
