CANCELLATION/CHANGE DATE POLICY:
YOU MUST CALL to insure that your cancellation or date change request is received, to protect you from a mistaken cancellation or date change.
Properties our size are significantly impacted by cancellations. If notice of Cancellation/Change-Date is provided 14 DAYS PRIOR TO YOUR SCHEDULED ARRIVAL DATE, your deposit (minus a $50 service charge) will be refunded.
Cancellation/Change-Date requests PROVIDED LESS THAN 14 DAYS PRIOR TO YOUR ARRIVAL date are responsible for the full balance due. NO SHOWS will be charged the full balance due. There is no refund for an early departure of any sort regardless of the situation.
MANOR HOUSE GUESTS: Arrival time is requested. We are UNABLE TO ACCEPT MANOR HOUSE ARRIVALS LATER THAN 9:00 PM each evening. Daily Check is between 3PM and 6PM. Arrival times between 6PM and 9PM should be arranged in advance to insure access to your suite. We look forward to greeting you at the time specified when you made this reservation. Should your arrival time change,please CONTACT US IN ADVANCE and we will make every effort to accommodate your changing needs.
FITZGERALD, QUILL and BERGEY COTTAGE GUESTS:
ARE NOT greeted by the Innkeeper - Cottages are “Self Check-In”- Beginning at 3:00pm, your Cottage will be ready and awaiting your arrival.
SPRING WATER COTTAGE SUITES GUESTS:
ARE NOT greeted by the Innkeeper – Spring Water Suites are “Self Check-In”- Beginning at 3:00pm, your Suite will be ready and awaiting your arrival.
Check-out is by 11:00am Late check-out is available for an additional charge of $25/hour.
INCLEMENT WEATHER POLICY:
If weather prevents travel, we will charge your credit card for the balance due, but issue a Gift Certificate equal to the amount of your full stay, to be used at a future date, subject to availability.
SMOKING and PET POLICY:
SMOKING IS RESTRICTED TO PORCHES AND GROUNDS - A $250 charge will be imposed for in-room smoking.We respect the sensitivities & allergies that may effect the next guest & must disinfect the premises following a violator's occupancy.

The Guest shall be liable for damage caused by his or her act, omission or negligence. If damage has occurred, the Inn reserves the right to charge the guest's credit card the amount required to repair or replace such damage.
Unreasonable cleanup problems, beyond reasonable wear or tear, will be applied to the guest credit card at the rate of $50 per hour.
